Plans to build 123 homes marked as affordable will be delivered by Joseph Rowntree Housing Trust (JRHT) in partnership with Esh Construction.

Situated in New Earswick, Esh Construction will develop 117 homes on land north of Willow Bank and a further six homes will be built on a former garage site at Acacia Avenue.

The homes will feature strong energy efficiency measures, including triple glazing, solar panels, and battery storage, along with convenient parking and attractive outdoor spaces. The developments are supported by funding from Homes England.

Construction on site is due to start in 2026 with the 123 homes to be handed over in Spring 2028.

Sharon Brookes, director of asset management at the Joseph Rowntree Housing Trust (JRHT), said: “Everyone deserves a good home, and too many people have been locked out of affordable housing for too long.

“That’s why we’re proud to be working with Esh Construction to deliver 123 much-needed new homes in New Earswick.

“These homes will provide security, comfort, and choice for individuals, couples, and families – whether through social rent or shared ownership. It will also give more people the stability and opportunity to build brighter futures.”

The homes will include a mix of one and two-bedroom apartments and two and three-bedroom houses, designed to meet the needs of individuals, couples, and families, with 60% allocated for social rent and the remainder being available to buy through shared ownership.

Simon Woodward, operations director at Esh Construction, said: “We’re proud to be delivering our flagship housing scheme in Yorkshire.

“The project marks our first in collaboration with the Joseph Rowntree Housing Trust, and we’re excited to bring our expertise to a project that will make a real difference in York.

“These homes reflect our commitment to quality, sustainability, and community, and we’re thrilled to be part of a development that will provide lasting benefits for local residents.”

Local residents and stakeholders were consulted during the planning process, and feedback helped shape the final designs.

The development forms part of JRHT’s long-term strategy to deliver 1,000 new affordable homes by 2030.
